Why San Antonio homeowners work with House Buyers Texas

Steven and Beverly Hoeke of House Buyers Texas on a Texas closing day
Steven & Beverly Hoeke — a real House Buyers Texas closing

Most San Antonio owners who reach us are not fishing for the last possible dollar. They need the chapter closed. A father downsizing at sixty-six out of a place his knees can no longer manage. A family relocating out of state on short notice for work or a health crisis. Heirs east of downtown settling a parent's estate from three cities away. We buy the house as-is, we carry the repair math ourselves, and we handle title through Bexar County so no one is stuck coordinating signatures across time zones.

The independent enclaves lean on us too. Owners in Alamo Heights, Terrell Hills, and Olmos Park who want a funded, scheduled close rather than an open-ended listing reach the same team and hear the same honest read on their options.

The offer carries no obligation whatsoever. We lay out the number, we explain the condition and market factors behind it, and then you decide on your own schedule — a quick yes, a slow maybe, or a no with no hard feelings.

How to sell your San Antonio house without listing it

San Antonio keeps its history close, and a lot of that history is made of houses that have outlived their upkeep. The bungalows of Dignowity Hill, the two-story frame homes of Monte Vista Historic District, the little casitas tucked into Lavaca and around King William Historic District — beautiful bones, decades of deferred work. Those are the properties owners call us about.

Zillow's home value index for the city runs near $251,837 as of May 2026, and it has slipped a bit over the past year, so an owner sitting on a house that needs a new roof and a new everything else is not always thrilled with what a traditional sale would net after repairs. We buy for cash, in as-is condition, and we take the repair problem off your plate entirely.

A crumbling foundation in Southtown. A dated ranch out toward Stone Oak. An estate in Tobin Hill nobody has the time to fix up. We have written offers on all of it.

Bexar County seller’s guide

What selling a house in San Antonio actually involves

Inherited a house? Bexar County probate runs through three courts

Bexar County has three statutory probate courts, and one of them will almost always be involved before a house in an estate can change hands. Depending on whether there is a will, the person selling usually needs letters testamentary or of administration, a muniment of title, or, where there is no will and no debt, an affidavit of heirship recorded with the county clerk. That paperwork is what a title company asks for, and it is the step that stalls most inherited-house sales.

We can sign a cash contract while the case is still open and set the closing for after the court grants authority, so the heirs are not paying utilities, insurance and taxes on an empty house while they wait. If the family lives out of state, the title company can handle a mail-away closing.

Open code violations with the City of San Antonio

Code Enforcement Services, part of the City's Development Services Department, handles property maintenance complaints: tall grass, outside storage, junk vehicles, structural problems. Most cases start with a neighbor calling 311. Left unresolved, a case can turn into fines, and the City can do the work itself, such as mowing or boarding up, and bill the property for it.

An open code case does not stop a cash sale. We buy the house as it stands, and the violation becomes our responsibility after closing. Tell us the case number when you call and we will look it up before we make the offer, so the number already accounts for it.

Historic district homes need City approval for exterior work

San Antonio has 30 local historic districts, including King William, Monte Vista, Dignowity Hill and Lavaca, where many of the older houses we get calls about sit. Inside those districts, exterior repairs, alterations and demolition need a Certificate of Appropriateness from the Office of Historic Preservation before the work starts. Replacing windows, rebuilding a porch or re-siding a house to get it ready for a listing means drawings, photos and a review first.

Selling as-is skips that entirely. You do not repair anything, so there is nothing to submit, and the approval process becomes the next owner's project.

Behind on property taxes to Bexar County

The Bexar Appraisal District sets your home's taxable value each spring, and the protest deadline is May 15 or 30 days after the notice is mailed, whichever is later. Texas property taxes that are unpaid on February 1 become delinquent and start collecting penalties and interest every month, and the taxing units can eventually sue to foreclose.

If you are behind, a sale can stop that. The past-due taxes, penalties and interest are paid off at closing out of the sale price, so you do not need cash in hand to clear them first. We will ask for your account number so the offer reflects the real balance.

PCS orders out of Joint Base San Antonio

Joint Base San Antonio brings together Fort Sam Houston, Lackland and Randolph, so a lot of San Antonio sellers are service members with permanent change of station orders and a report date that does not move. A traditional listing on a 60 to 90 day timeline often runs past it, and carrying a mortgage on an empty house from another state is expensive.

We set the closing date around your orders. If you have already left, the title company can send the closing documents to you wherever you are stationed, and you never have to come back to San Antonio to sign.

Foundation movement in San Antonio's clay soil

Much of San Antonio sits on expansive clay that swells when it is wet and shrinks during drought, and the city swings between the two. That movement is why so many slab foundations here show cracked brick, sticking doors and sloping floors. It is also one of the first things a buyer's inspector flags, and a foundation repair bid can end a traditional sale or knock thousands off the price late in the deal.

Selling as-is means you do not fix it first. We look at the foundation before we make the offer and price the repair into the number, and if you already have a repair bid, send it over. It helps us get to a firm figure faster.

The smarter way to sell

Cash sale vs. a traditional San Antonio listing

A cash sale trades a bit of sale price for speed, certainty, and an as-is close. A traditional San Antonio listing can net more on paper but takes 60–90 days with showings, repairs, staging, and commissions — here is the tradeoff at a glance so you can decide with numbers.

Cash sale to House Buyers Texas vs. traditional Texas realtor listing vs. iBuyer
Traditional Realtor iBuyer (Opendoor / Offerpad) House Buyers Texas

House Buyers Texas made the selling process simple and stress-free. I had a house that needed repairs and didn't want to deal with listing it, cleaning it out, or paying realtor commissions. Their team explained everything clearly, gave me a fair offer, and let me choose a closing date that worked for me. Everything moved smoothly from start to finish, and I'd recommend House Buyers Texas to anyone who needs to sell a house fast in Texas.

Needed to sell my house fast in Houston because of the amount of repairs needed. I couldn't take on that big of a job or deal with the costly repairs. Gave these guys a call and was very impressed on how smoothly they worked. I highly recommend them if you need to sell your house fast!

From my knowledge of business I recognize that business is a supposed to be a "Win,Win" situation. Dealing with Steven and other home buyers in the area really helped me understand more about this business. Steven went above and beyond for me and my family and for that I am very grateful to give this man 5 stars! Would be 10 if I could!

Common questions

Common questions from San Antonio sellers

How fast can House Buyers Texas close on a San Antonio house?
Most San Antonio sales close in about 7 to 21 days after title clears. Since it's an all-cash purchase, there's no loan approval or appraisal queue — the timeline comes down to Bexar County title work and the date you pick.
Do you buy older San Antonio homes near downtown that need major repairs?
Yes, and those are some of our favorite houses to buy. The historic stock in King William, Southtown, Monte Vista, and Dignowity Hill often carries foundation, roof, and system issues we simply price into the offer. You sell it exactly as it stands, no repairs and no cleanup required.
Which San Antonio neighborhoods does House Buyers Texas buy in?
Across the whole city and the enclaves inside it. We have made offers in King William Historic District, Southtown, Monte Vista, Tobin Hill, Dignowity Hill, Lavaca, and up in Stone Oak, plus Alamo Heights and Olmos Park. The terms do not change from one neighborhood to the next.
How is San Antonio's softening 2026 market affecting my cash offer?
Our number tracks the same data you can see: Zillow's home value near $251,837 as of May 2026, down about 2.4% on the year, with HouseCanary's twelve-month forecast negative at roughly minus 2.5%. In a softening market, the certainty of a cash close tends to beat chasing a peak-market price that keeps slipping.
Can House Buyers Texas help with a San Antonio relocation or military move?
Absolutely — relocations and PCS moves are among the most common reasons San Antonio owners call us. A hard report date does not allow for a 60-day listing, so we write a cash offer quickly and close through Bexar County title on the date your move actually requires.
