Why Houston homeowners work with House Buyers Texas
Steven & Beverly Hoeke — a real House Buyers Texas closing
Houston sprawls, and so do the reasons people sell to us directly. A family in Kingwood that flooded twice and cannot face a third rainy season. Heirs settling an estate in the Heights who are scattered across three time zones. A landlord in Montrose flat-out worn down by turnover. An engineer in the Energy Corridor relocated on six weeks' notice.
We take the property exactly as it stands, we do the repair arithmetic on our side of the table, and we run the paperwork through Harris County so you are not the one chasing signatures. Owners just past the city limits count on us too. Sellers in Pasadena, Sugar Land, and Katy who would rather have the certainty of money already wired at closing than the wishful maybe of an offer that still depends on a lender saying yes.
Whatever the reason, the offer comes with no obligation and no pressure. We explain the figure, we explain the repairs behind it, and then the decision is yours to make on your own clock — same as it would be for a neighbor down the street.
These are Houston houses our team has closed on in the past year, pulled from our transaction records. Six of them sit in the East End and Southeast Houston, and the fastest went from a signed cash contract to a funded closing in 14 days.

How to sell your Houston house without listing it
Ask a Houston homeowner about their house and the story often starts with water. The city floods, it rebuilds, and a good share of our calls trace back to a slab that shifted, a first floor that once took on a foot of Harvey, or a roof a Gulf storm peeled back that nobody ever fully repaired.
Zillow's median home value here runs about $265,926 as of May 2026, down a mild 2.7% on the year, which by big-metro standards is barely a wobble. We pay cash for houses right across the map. A hoarder-packed inheritance in Alief. A tenant-worn place in the Third Ward. A tired ranch out toward Clear Lake. A townhome near the Texas Medical Center whose owner just accepted a post in another state and needs to be gone by month's end. Condition is not a disqualifier for us. Condition is the entire reason we are here.

Settling an estate through the Harris County probate courts
Houses left in an estate in Houston go through one of Harris County's statutory probate courts downtown on Congress Street. Before a title company will close, somebody has to hold the legal authority to sell: an executor or administrator with letters from the court, a will probated as a muniment of title, or, when there is no will and no outstanding debt, heirs who sign an affidavit of heirship that gets recorded in the county's property records.
That can take months, and the house still needs insurance, utilities and taxes the whole time. We can put a cash contract in place during the case and close once the court signs off, and heirs who live elsewhere can close by mail through the title company.
Since September 2019 the Texas Seller's Disclosure Notice has asked whether a house sits in a 100-year or 500-year floodplain or a floodway, whether it has flooded, and whether the owner has filed a flood claim. In a city that has been through Harvey, Imelda and Beryl, those answers decide a lot of traditional sales: buyers walk, or their lender requires flood insurance that changes what they can afford.
We buy houses that have flooded, houses in the floodplain and houses with an open or paid insurance claim, as they are. Tell us what happened and when, and the offer is built around it instead of falling apart over it at inspection.
No zoning, but deed restrictions still bind your lot
Houston is famous for having no zoning, but most older subdivisions are governed by deed restrictions instead, and the City Attorney's office has a team that takes violators to civil court. A garage converted without approval, a second unit in the back or a home business can all turn up as restriction problems once a buyer's title company starts reading the subdivision's recorded documents.
Selling to a cash buyer does not make a violation disappear, but it does mean nobody is asking you to cure it before closing. We read the restrictions with the title company and price whatever we find into the offer.
Property maintenance complaints in Houston, from overgrown lots and junk to structures the City considers unsafe, are handled by Community Code Enforcement, now part of Houston Public Works, and most start with a call to 311. Notices that go unanswered can lead to citations and, on a vacant house, to the City clearing or securing the property and billing the owner.
If you have a notice on the door or a case number, we can still buy the house. Send us the paperwork with your address and the number we give you will already account for the work the City is asking for.
Harris Central Appraisal District values and back taxes
The Harris Central Appraisal District mails value notices every spring, and the deadline to protest is May 15 or 30 days after the notice, whichever is later. Taxes that are still unpaid on February 1 go delinquent and pick up penalty and interest each month, and after that the county and school district can file suit to collect.
A sale settles all of it at the closing table. The title company pays the past-due balance out of the proceeds, so you do not need to catch up before you sell. Having your HCAD account number handy when you call lets us check the balance while we put the offer together.
Most Houston houses sit on a concrete slab poured over dense clay that expands after heavy rain and contracts in dry summers, and a lot of the older neighborhoods also deal with trees drawing moisture out from under one side of the house. The result shows up as cracks over doors, gaps at the baseboards and floors that are no longer level, and it is often the most expensive line in a buyer's inspection report.
You do not need to level the house or pay for an engineer's report to sell it to us. We account for the foundation when we make the offer, and if you already have a repair estimate, it helps us get you a firm number sooner.
The smarter way to sell
Cash sale vs. a traditional Houston listing
A cash sale trades a bit of sale price for speed, certainty, and an as-is close. A traditional
Houston listing can net more on paper but takes 60–90 days with showings, repairs, staging,
and commissions — here is the tradeoff at a glance so you can decide with numbers.

House Buyers Texas made the selling process simple and stress-free. I had a house that needed repairs and didn't want to deal with listing it, cleaning it out, or paying realtor commissions. Their team explained everything clearly, gave me a fair offer, and let me choose a closing date that worked for me. Everything moved smoothly from start to finish, and I'd recommend House Buyers Texas to anyone who needs to sell a house fast in Texas.

From my knowledge of business I recognize that business is a supposed to be a "Win,Win" situation. Dealing with Steven and other home buyers in the area really helped me understand more about this business. Steven went above and beyond for me and my family and for that I am very grateful to give this man 5 stars! Would be 10 if I could!

Brandon Fisk and his team were amazing to work with. We had troubles selling and he got us an amazing price and we closed in less than 2 weeks! Thank you again!!!
How fast can House Buyers Texas close on a Houston house?
A typical Houston close lands between 7 and 21 days once title is clear. Because we pay cash there is no mortgage underwriting to wait on, so the timeline is driven by Harris County title work and the date you want to hand over the keys, not by a lender's appraisal queue.
Do you buy Houston houses with flood, storm, or foundation damage?
Yes, and often that is exactly why sellers find us. Harvey slab movement, a first floor that flooded, a Gulf-storm roof, active foundation cracking — we buy the house as-is and price the repairs into our own budget. You do not fix, clean, or remediate anything before closing.
Which Houston neighborhoods does House Buyers Texas buy in?
Across the whole city and beyond the loop. We have bought in the Heights, Montrose, Midtown, Third Ward, Alief, Clear Lake, and Kingwood, plus the suburbs ringing Harris County. Inside-the-loop bungalow or a far-out tract home, the offer process and the zero-fee structure do not change.
How is Houston's flat 2026 market affecting my cash offer?
Our number reflects what the data shows: Zillow's median home value around $265,926 as of May 2026, down about 2.7% on the year, against HouseCanary's roughly minus 0.5% twelve-month forecast. In a market that is sitting still, the certainty of a funded close usually beats a listing that slowly bleeds price cuts.
Can House Buyers Texas buy a Houston rental that still has tenants?
Yes. Tenant-occupied houses and duplexes are routine for us, in Montrose, the Third Ward, and everywhere between. We honor the existing lease as Texas law requires, arrange any walk-throughs directly with the residents, and close through Harris County title without forcing the property to be emptied first.
