Sell your house as-is in Texas

Selling "as-is" means you sell the house in its current condition — you fix nothing, clean nothing, and stage nothing. As a direct cash buyer we take the house exactly as it sits, in any condition, and handle the repairs after closing. You still complete the standard Texas seller disclosure, but you are not on the hook to make a single repair. We cover closing costs and can close in as little as 7 days.

  • No repairs, no cleaning, no staging
  • We buy any condition
  • No fees or commissions

What "as-is" means

Sell it exactly as it sits — we fix everything after

"As-is" is not a marketing phrase for us; it is literally the paperwork we sign. You sell the house in its current condition, and every repair becomes our problem the moment we close.

That means no contractor bids, no weekend of painting, no dumpster in the driveway, and no lender-required repairs holding up the sale. You still complete the standard Texas Seller’s Disclosure Notice so everything known is on the table — but disclosing a problem and being forced to fix it are two very different things. We buy the condition as disclosed and handle the rest.

Do the real math

As-is cash sale vs. fixing it up to list

Selling as-is almost always shows a lower sticker price than a renovated listing — but sticker price is not what lands in your bank account. Compare the real net.

A retail listing means paying for repairs up front, carrying the mortgage, taxes, insurance and utilities for the months the work and marketing take, then giving up roughly 6% to commissions plus seller closing costs — and still risking a financed buyer whose loan falls through. An as-is cash sale skips repairs, holding costs, commissions and financing risk, and closes on your date. Want the side-by-side on speed, certainty and net proceeds? House Buyers Texas made the selling process simple and stress-free. I had a house that needed repairs and didn't want to deal with listing it, cleaning it out, or paying realtor commissions. Their team explained everything clearly, gave me a fair offer, and let me choose a closing date that worked for me. Everything moved smoothly from start to finish, and I'd recommend House Buyers Texas to anyone who needs to sell a house fast in Texas.

Needed to sell my house fast in Houston because of the amount of repairs needed. I couldn't take on that big of a job or deal with the costly repairs. Gave these guys a call and was very impressed on how smoothly they worked. I highly recommend them if you need to sell your house fast!

From my knowledge of business I recognize that business is a supposed to be a "Win,Win" situation. Dealing with Steven and other home buyers in the area really helped me understand more about this business. Steven went above and beyond for me and my family and for that I am very grateful to give this man 5 stars! Would be 10 if I could!

Common questions

Selling as-is — questions Texas sellers ask

What does selling a house "as-is" actually mean in Texas?
It means you sell the property in its present condition and make no repairs. The buyer accepts the house with all known and visible defects, and the price reflects that condition. Selling as-is does not remove your legal duty to disclose known problems — it simply shifts the cost and work of fixing them from you to the buyer. With a cash buyer like us, "as-is" is literal: we do not ask for a repair credit after the walkthrough.
Do I still have to disclose problems if I sell as-is?
Yes. Texas law (Property Code §5.008) requires most sellers to give the buyer a written Seller's Disclosure Notice about known conditions of the property, and selling "as-is" does not waive that. The difference is that once you have disclosed a problem, an as-is cash buyer accepts it rather than asking you to repair it. We will walk you through the disclosure — being upfront actually protects you, and it is exactly what we want since we are buying the condition, not a fantasy.
What repairs do I need to make before selling to you?
None. That is the entire point of an as-is cash sale. You do not fix the roof, patch the foundation, replace the HVAC, paint, or even clean. We price the offer around the current condition and take on every repair after we own it. If a contractor has quoted you thousands in "must-fix" work to list on the open market, an as-is sale lets you skip all of it.
Will I get less selling as-is than fixing the house up first?
Usually the headline number is lower, but the true comparison is net proceeds, not sticker price. Fixing up first means paying for repairs out of pocket, carrying the mortgage/taxes/insurance for the months it takes, then paying ~6% commission and closing costs on a listing — with no guarantee the buyer's financing closes. For many sellers, once you subtract repairs, holding costs, and commission, a fast as-is cash sale nets close to a repaired listing with none of the risk or delay.
Do you buy houses that failed inspection or where a retail buyer backed out?
Yes — that is one of the most common calls we get. When a financed buyer's inspection turns up foundation, roof, or septic issues and the deal collapses, the house is often "stigmatized" on the MLS and hard to relist. We buy it as-is with the inspection report in hand, so there is no second inspection contingency to fall through. You get certainty instead of another 60-day roll of the dice.
Can I leave behind furniture, junk, and belongings when I sell as-is?
Yes. Take what you want and leave the rest — old furniture, appliances, boxes, a garage full of stuff. We handle the cleanout after closing. You do not need to rent a dumpster, hire haulers, or make trips to the dump. "As-is" covers the contents, not just the structure.
